Selling Without Chasing the Market Down

How to protect your equity and attract buyers early.

Selling in a changing market does not mean giving your home away. It means understanding the mathematics of timing, attracting buyers early, and protecting the equity you have worked hard to create.

In a genuinely rising market, sellers can sometimes price slightly ahead of the last comparable sale. By the time the home is ready, photographed, launched, shown, and negotiated, another sale may have closed at a higher number. The market has a chance to catch up to the asking price.

THE MARKET CAN MOVE BOTH WAYS

The mathematics work in reverse when buyer demand softens.

If you price above the last sale in a declining or more selective market, one or two weeks later the market may already be below that last sale.

Do Not Let Your Listing Fall Behind the Market

If you price above the last sale in a declining or more selective market, one or two weeks later the market may already be below that last sale. Suddenly, your home is not only above the most recent comparable sale, it is above the next one as well. Views slow down. Showings reduce. Buyers begin to ask, “Why has this home not sold?”

That is when a listing starts chasing the market down.

The sellers I have seen succeed over the years do not wait for that moment. They price to be the home buyers notice immediately. In a softer market, that can mean looking at the latest relevant sale and positioning the home just beneath it, perhaps by one or two percent when the local data supports it. That does not mean accepting a poor offer. It means creating enough value that buyers want to see your home before they see the next one.

The old idea of waiting for the right buyer becomes less reliable when the market is moving beneath you. Every new listing that comes on priced more realistically makes your home look further away from the conversation. You are no longer competing with the home that sold last month. You are competing with the best-priced homes available today.

Turn Your Equity into a Successful Sale

Do not confuse an ambitious asking price with real equity. Southern California homeowners have seen tremendous appreciation over the last five years. That equity is real. The number you hope to receive is not. The goal is to turn the equity you have built into a successful sale, not leave it sitting on a screen while the market moves past you.

Southern California is not one market. Some neighborhoods and entry-level price ranges still have strong competition. Other price points, particularly move-up, luxury, and higher-payment homes, can feel more pressure because of affordability and interest rates. That is why your pricing strategy must be based on your exact neighborhood, condition, buyer pool, and competition, not a headline about the entire region.

Make Your Home Easy for Buyers to Choose

If you want to sell within 30 to 60 days, make the home easy to choose. Clean it deeply. Refresh the paint and carpets. Minimize the furniture. Trim the yard. Remove cars and clutter from the driveway. Make the home smell fresh, feel light, and show buyers that it has been cared for.

Then ask yourself the most important question: if you were a buyer and your agent showed you this home beside the best-priced homes in the neighborhood, would you want to see it? Or would you think your agent was trying to sell you an overpriced listing?

That can be hard to hear, but it is the crux of the matter. Price your home where a buyer would be excited to choose it, and you are not chasing the market down. You are leading it.

Lead with Local Data, Not Broad Headlines

A successful sale begins with an honest look at your neighborhood, your property's condition, the likely buyer pool, and the homes competing for attention today. A strategy that works for one price range or neighborhood may not work for another.

Review recent comparable sales alongside current active listings and any new price reductions. Pay attention to how long similar homes are taking to sell and what buyers can choose instead. This helps you set a realistic launch price and make informed adjustments based on actual market feedback—not guesswork.
